ATARID Specialist Recruiters to the Property and Asset Management Industry are seeking experienced candidates on behalf of our Client who is hiring for the following role: Title: Area Maintenance Manager Job Id#: EB-1352424003 Job Responsibilities: Overall responsibility for maintenance operations for a 150+ unit community Hands on approach while managing Maintenance Technicians and Groundskeepers Develop and maintain relationships with vendors, negotiating pricing and collaborating on approved vendor list Develop and/or maintain a preventive maintenance program Prioritize work orders and perform regular inspections Oversee external vendors during turn process Identify cost effective and energy saving measures for the community Research and evaluate current and potential products used in the maintenance and upkeep of the properties Maintaining replacement logs to track replacement of carpet, vinyl, appliances, condensing units, etc. Insuring OSHA (Occupational Safety & Health Act) standards and company safety policies are complied with at all times Job Qualifications: 5+ years of maintenance experience is required from within multifamily properties Background in plumbing, electrical, carpentry, painting, drywall repairs and general maintenance is required Train, mentor, evaluate and set expectation standards resulting in superior performance HVAC Certification is required Valid Drivers License required Salary: $60,000 - $70,000 Negotiable, Depending on Experience, plus Comprehensive Benefits Package including: Medical, Dental, Vision, Vacation, Holidays, 401k.
